Investment Opportunities – Cerf Island, Seychelles

I

TheMoveChannel.com the leading international property portal reports on remote property opportunities in the little known Cerf Island in the Seychelles.

Property prices are surprisingly low at around US$1,000 – US$1,200 per sq. m. But the rents that properties will produce are also low. A 150 sq. m. property costing US$180,000 might typically rent for around US$700 per month. This is equivalent to a yield of 4.7%. Larger properties produce lower yields, as is typical in most places.

Set against the splendid backdrop of the Indian Ocean on the coastline of Mahé, Banyan Tree Residences Seychelles offers the very best of Seychellois architecture. These beachfront, pool and hillside villas offer a unique combination of contemporary, colonial and plantation decor.

Seychelles property is unlikely to be an opportunity UK investors have considered in the past so TheMoveChannel.com gives an overview of Cerf Island:

Healthy Investment Options

Foreigners may buy in the Seychelles, but only with severe restrictions. Purchasing requires Government Sanction from the Cabinet Ministers of the Ministry of Land Use and Habitat. The Immovable Property (Transfer Restriction) Act prohibits the lease of immovable property owned by a non-Seychellois.

The property must be used only for residential benefit by the buyer and his family. A minimum of SCR1 million (US$176,888) must be brought into the Seychelles, and exchanged at the artificially-high official exchange rate to be used for the transaction.

Beauty Spot

Cerf Island Marine Park Resort, Seychelles, is situated within the Sainte Anne Marine National Park, just a short boat-ride across crystal clear waters from Mahé.

The resort offers 12 private and luxurious villas, within a naturally elegant 5 star complex that boasts a fine restaurant; pool-bar; relaxing lounge; secluded beach; and private mini spa.

Nestled into the hillside and bordered by a marine nature reserve, the Cerf Island Resort offers direct access into nature’s tropical playground.

The marine park waters around the Island are a diving delight full of diverse tropical sea-life. Water-sports provide the adventurous with the ideal way to explore the island, while the more conservative can stroll amongst tropical vegetation and experience the gentle mix of flora and fauna.

More than Skin Deep

Cerf Island lies 15 minutes by boat from the north coast of Mahé in the Seychelles. The island was named after the French navy frégate “Le Cerf,” which arrived at Port Victoria on 1 November 1756. On board was Corneille Nicholas Morphey, leader of the French expedition, which claimed the island by laying a Stone of Possession on Mahé.

Cerf Island is about one mile long and less than one mile wide and has a local population of around 100. Most of the inhabitants are located in one bay on the South side of the island and many of them make the short commute by boat to Mahé for work.

This lush island is blessed with a number of perfect sandy beaches and a myriad of marine life, but there are no shops, roads or local infrastructure, with water, telephone and electricity being provided from the mainland Mahé.

Being so remote the only way to travel to-and-from the island is by boat and by helicopter which lands at the heli pad at Cerf Island Resort Seychelles.
