A refinancing plan on one’s mortgage loan might sound like a beneficial plan to get into. However, there are too many problems that can be associated with refinancing that it can be something that may not be worthwhile. A loan modification can work to where the problems can be avoided though. This makes for a great benefit of entering a loan modification plan.
A refinancing plan can involve stringent requirements with regards to late payments. A person will not be able to get into this type of plan if a series of late payments are owed on a home. This is not going to be the case for a loan modification though. A person can enter a loan modification plan even if that person is three or more payments behind on a mortgage loan.
A loss of income can also be something that a loan modification can work with. A person can get into a modification if this is the financial hardship that the person is going through. This is not going to be the case for a refinancing plan. A person who has lost income is going to be disqualified from a refinancing plan. This is regardless of the amount of money that has been lost due to some financial hardship like this.
Many lenders have had to deal with homes that have seen their values decline in recent years. A loan modification plan can be used on any home whose value has declined in the past couple of years. However, a refinancing plan cannot be handled on homes like these. A home that is dealing with declining property values not be handled in a refinancing deal in a majority of cases.
There is also the consideration that not all parts of a mortgage loan may be touched in a refinancing plan. For example, while a refinancing plan can help to reduce the interest rate that one owes on a loan it may not be used to extend the payment period on a loan. A loan modification can work to extend this payment period but this is not going to be the case in refinancing.
Finally there is the concern over second mortgages. A person who is dealing with a second mortgage may be able to get into a loan modification if it means making it easier for that mortgage to be paid off in the long run. If the person is dealing with this and tries to get into a refinancing plan, that person will more than likely become unsuccessful in the process. Having a second mortgage will generally disqualify a person from being able to get into a refinancing plan.
These concerns about getting into a refinancing plan can be easily avoided when entering a loan modification plan. It is good to see this benefit because of what a loan modification can do for one’s needs in a variety of circumstances. These include circumstances where a refinancing plan would not be allowed to work in for anyone.
